Vancouver Island Real Estate News from TeamW - Rudi Widdershoven June 2013

Hi Paul,

The last month or two have been quite active:  Thank you to all that turned up for our 30 year celebration of being in the Parksville Qualicum Beach area.  Trish in particular has had a number of weeks consumed in cleaning up and getting our rental property ready for the new tenants, let's just say the last tenant did not leave it in a stellar condition - another hands on experience in real estate for us, we still think it is a great investment.  And earlier this month Trish took me away on a little getaway - I had no idea where we were going and it was great, "a little adventure".  We ended up in Ucluelet for 3 nights, along the way we went zip lining (it was great) and also did a 5 hour boat tour of the Broken Group Islands in celebration of our 33rd wedding anniversary - thank you Trish for being my wife, what a trooper!  Father's Day weekend I was blessed to have both son and daughter (along with daughter and son in-laws) visit along with the 2 youngest grandchildren (the little boys).

As well business has been active as well, thank you for your continued support and referrals!

Thanks so much for checking out this month's newsletter.  Please get in touch if you have any questions or comments regarding the articles, or real estate in general -- it'd be great to hear from you!

Make it a Great Day,
Rudi W.

Modest Vancouver Island Market Growth Continues Through May
Multiple Listing Service® (MLS®) sales summary data for May released by the Vancouver Island Real Estate Board (VIREB) shows housing sales activity across Vancouver Island was up eight per cent compared to last year.  In the great Parksville Qualicum Beach area volume of sales of single family homes was up 33% for the month of May.  If we look at the 1st 5 months of 2013 sales of single family homes are up 16% over the same time in 2012 while the number of listings are down by 15%.  Should this trend continue it is anticipated that we will see stability in regards to values and become a more balanced market.

“Since the beginning of the year, we’ve experienced increased levels of month over month activity, and anticipate that we will continue to see modest market growth through to the end of the year,” said Cameron Muir, chief economist of the British Columbia Real Estate Association.

“Currently, the market is generally balanced, with lower inventory levels keeping supply and demand in-check,” explained Gary Gray, president of VIREB.  “This is reflected by relatively flat pricing across the board.”

Buying Local is Better by Miles!
Buying local is a concept that's really starting to catch on.  Here are just a few of the many advantages to buying locally grown produce:

  1. Nutritious - Minimizing transportation reduces damage and helps produce retain its nutritional value.

  2. Greener - Transporting food long distances is detrimental to the environment and there's also a huge amount of packaging involved.

  3. Tastier - Local food is much fresher because its vitality isn't affected by long distance travel.  Produce is picked at peak freshness so it's loaded with taste.

  4. Supportive - Buying local helps support your local farmers and other residents.  It also preserves farmland and wildlife from urban development.

  5. Convenient - Many communities have agricultural groups that provide a weekly box of fresh, locally grown produce!

So there you have it -- buying local is better by miles!  For a fun day out, visit a “pick your own” fruit farm or one of the many wonderful markets we have (Craig Street Market, Qualicum Farmer's Market, Errington Market - to just name a few).  Not only will you be able to eat the tastiest fruit & veggies around but you'll also be able to help the environment by cutting down on packaging.

Get the Drop on Dropbox
Dropbox is a cloud based service that allows you to quickly share photos, documents, spreadsheets and videos with friends and colleagues.  Here are some reasons to use it:

  1. On the Go - If your business takes you on the road, you can easily access presentations and other documents.

  2. Picture This - Instead of clogging up your friend's email accounts with photos, just send them a link to your Dropbox account.

  3. I Need Backup - No need to panic if your computer blows up as all your important files and photos will still be on Dropbox.

The best part about Dropbox is that it doesn't cost anything!  Cloud based services such as Dropbox are still in their infancy but they're definitely the way of the future as their paperless aspect is environmentally friendly and extremely convenient.
