Well Easter weekend has come and gone - hope all had a chance to spend some down time, possibly with family - and spring is well upon us, though there are days we wonder if the weather man is aware of it or not. 

There is activity in the market, however the market has yet to perform like a regular 'spring fling'.  Volume of sale are down & buyers currently have no sense of urgency and seem to be questioning what the market place is doing.  This is in spite of continued low interest rates and very attractive prices here.  A recent Angus Reid poll stated 78% of Canadians thinking it is an excellent time to buy but 72% have no plan to do so in the next 12-18 months.

Sales are climbing as each month passes and I expect we will see a normal balanced market as the year progresses.

Vancouver Island Real Estate Market Report 
Multiple Listing Service® (MLS®) sales summary data released by the Vancouver Island Real Estate Board (VIREB) indicates a steady increase in sales activity during the first quarter of 2012, each month is getting stronger in sales volume.

Across VIREB’s coverage area last month average price of homes sold dipped 8% over what they were in March 2011.  The average sales price for a single family home sold within VIREB’s zones in March was $320,677 down from the March 2011 average price of $347,522.

In the greater Parksville - Qualicum Beach area the number of sales of single family homes in March alone were down 37%, however the year to date total is only down 23% in comparison to the same 3 months in 2011. 

“An unusually brisk period of sales last March can easily skew the numbers,” said VIREB President-Elect Gary Gray.  “The 299 sales registered last month is a more accurate reflection of the marketplace.  The time of the year and the less than Spring-like weather are all factors when it comes to people getting out and shopping for real estate.  I know myself that when we had a few days of brighter weather recently things were much more active in our office.”

As of the end of March 2012, there were 329 single family homes available on the Multiple Listing Service® (MLS®) within VIREB’s greater Parksville - Qualicum coverage area, down slightly (4%) from the 341 homes in the system at the end of March 2011. 

“There is a lot of activity happening out there, regardless of what the numbers state,” explained VIREB Past-President Jim Stewart.  “The stats represent a one month snapshot, compared to a pretty exceptional March of last year.  Campbell River saw a 31% increase in home sales last month which could have been due to any number of factors.  Many different and separate factors can come together to produce an anomalous statistic.  The key is to view the level of activity over a longer period, and over the long term the market appears level, stable and showing some signs of positive growth.”

Sellers need to be very price concious when pricing a home for sale, given that less than 30% of the inventory has sold.  However, at the same time buyers need to realize that the sellers who are price aware and attractively priced are not negotiating as much when it comes to the sale price.

Spring New Life Into Your Home 
Spring has finally sprung which means fresh scents, chirping birds and new life in the garden!  It's time to bring that spring fresh feeling into your home but before you open up the windows and roll up your sleeves, here are a few tips:

  • create a spring clean checklist that involves the entire family
  • clean one room at a time so you're not overwhelmed
  • rejuvenate your houseplants by putting them in the shower
  • throw out any expired items you come across
  • vacuum and flip your mattresses and clean under the beds

With a clean, fresh home under your belt, you'll be all set to enjoy the summer months that are just around the corner.  So what are you waiting for?  Open up the windows, turn on the music and get started!
