Merry Christmas and Happy New Year! 

Yes it is that time of year, already.  The year is already drawing to a close and the festive season is upon us.  The anticipation, the excitement and the mystery, along with the joy of giving.  Once again in lieu of Christmas cards we will be assisting those less fortunate by making donations to the Nanoose Community Services Assocation and Children's Miracle Network in order to help improve our community, in your honor.

Please join us this holiday season in spending extra time with family and freinds, celebrating life and rejoicing together.  We are fortunate enough this Christmas to have both of our children and spouses along with all 4 grandchildren (youngest, Kesler, is with Santa on the right) on Christmas Day, + a few extra, at our home this year.  We look forward to the hussle and bussle with open arms.

Vancouver Island Area Housing Sales Remain Stable 
Multiple Listing Service® (MLS®) sales summary data released by the Vancouver Island Real Estate Board (VIREB) for the greater Parksville - Qualicum area for November 2011 shows there were 40 single family units were sold in November, a decrease of 7% compared to November 2010.

The average price of a single family home sold in November 2011 through the VIREB MLS® system was $364,505 down 15% from the $429.733 posted in November 2010 but down only marginally from the $366,226 average price recorded in October 2011 (keep in mind this is average of what sold, not necessarily an indication of what overall values have done).

The MLS® stats also report that there were 24% more listings on the market in the area than at the same point in 2010.  Currently there are 340 single family homes listed on the MLS® system as compared to the 291 homes listed for sale at the end of November 2010.

VIREB President Jim Stewart says; “We are definitely seeing a leveling of the real estate market but that means there are some great opportunities for buyers.  Good properties, properly priced properties are moving.  It’s always important to talk with your REALTOR® for the latest information on the marketplace.  Now is an especially important time to rely on their expertise.”

“I think what we’re really seeing is what could only be called a normal market,” explained VIREB President Elect Guy Bezeau.  “We’re not seeing any radical increases and with historically low mortgage rates there has never been a better time to get into home ownership.”

For the 12-month period from the end of November 2010 to November 2011, average sale prices across the Parksville - Qualicum area saw a slight rise of 1%, up from $390,184 to $392,322.

Sellers Behaving Badly 
Selling your home can be emotional which is why you want to make sure your home sells quickly, easily and for top dollar.  Mistakes mean your home will sit on the market longer and eventually sell for less.  Ensure you get it right the first time by avoiding the following mistakes:

  1. Overpricing - Home sellers are often tempted to price their home way above market value but this tactic usually backfires.  The longer your home sits on the market, the more of a stigma it'll develop forcing you to repeatedly drop the price.

  2. Hanging Around - Owners should always leave before a showing so buyers can browse without distractions.  You want buyers to make themselves at home and spread out on your couch so they can envision themselves living there.

  3. Restricted Access - It’s easy for buyers to skip your home if it's not easily accessible.  It may also be impossible to get into the home if another agent has the key.  Your agent's goal is to show your home to as many people as possible so make sure you use a lockbox.

  4. A No Show - Staging your home is critical.  You may love the statement your pink bathroom makes but odds are it’ll sell faster and for more money with a neutral paint job.  While you're at it, get rid of excess clutter and take care of any outstanding repairs to portray a pride of ownership.

  5. Going It Alone - While some are able to sell their home privately, most quickly regret their decision.  Selling your home can be overwhelming, time consuming and costly.  A real estate agent’s job is to expose your home to the masses so that they’re in the best possible position to negotiate the highest price in the shortest amount of time.

Your home is most likely your biggest asset.  Don't put it at risk by repeating any of the common mistakes above.  Start by viewing the sale of your home as a business transaction and put aside your emotional ties to the home.  Avoid these mistakes and you'll be on your way to selling your home quickly, easily and for top dollar!
